Am I Eligible?

You may be eligible for an apartment at The Acacia if you meet the following requirements:

At least one member of your household is a current employee of Palo Alto Unified; Los Altos; Mountain View Whisman; Foothill-DeAnza Community College District; and/ or San Mateo County Schools, including, Menlo Park City School District, Las Lomitas School District, Menlo-Atherton High School, Tide Academy, East Palo Alto Academy or Sequoia Adult High School, Ravenswood City School District and Non-profit schools (including pre-schools) located in the geographic area encompassed by the Ravenswood City School District or a current resident of 777 Hamilton.

Your annual household income is between 60% and 140% of the Area Median Income for Santa Clara County.

Is there a minimum income required?

Yes, the minimum income required is 2x the unit rent.

Are student employees eligible?

Full and Part-time employees, as defined by each school district, are eligible. Students are not eligible.

Do I qualify to live here if I am retired or am no longer employed by a participating school district?

No, residents must be employed by the school districts to be eligible for residency. Eligibility will be recertified annually.

Can I apply if I work at multiple eligible schools or districts?

Do you accept Section 8 vouchers?

Application Process

How can I apply for housing at this development?

  • Applications for the initial lottery were accepted through Doorway Rent affordable housing - Doorway Housing Portal and closed as of March 6, 2025. Lottery results were finalized on March 27, 2025. If you missed the original lottery round, the Doorway listing will be updated and we will be accepting applications to be added to the waitlist on May 1, 2025. We expect that we may have some availability after processing the initial lottery applicants, so you may still have an opportunity for housing during the initial lease up. You will be asked to submit information such as household size and income, but we require no documentation at this step.

What happens after the lottery?

After the lottery closes, we will work with the qualifying schools and districts to confirm employment status of all applicants. Leasing staff will reach out to qualified applicants in lottery order to begin the application and certification interview process.

What happens in the application and certification interview?

The goal is to identify that each household meets income and eligibility criteria. At the interview, the leasing team will already have confirmed that households are qualified employees of one or more of the participating school districts. The Interview allows our leasing team to determine the income and assets of each household and households to provide supporting documentation and complete certification documents. It is also an opportunity for our applicants to ask questions about the application process, the property, etc. This property is regulated by affordable housing programs that require us to verify all assets and income. You will be provided with the documentation needed to bring with you to this meeting when our leasing team sets up your appointment.
